UP-RERA Approves 13 Major Real Estate Projects Worth ₹3,052 Crore and Offers Guidance for Homebuyers, ETRealty


NEW DELHI: The Uttar Pradesh Real Estate Regulatory Authority (UP-RERA) has approved 13 real estate projects with a cumulative estimated investment of ₹3,052.73 crore across eight districts of the state.

The projects, approved during the authority’s 202nd meeting, will comprise 4,772 residential and commercial units.

Ghaziabad accounted for the highest share of approvals, with four projects involving an estimated investment of ₹1,936.72 crore. These include three commercial developments and one residential project, together comprising 2,199 units.

Gautam Buddh Nagar received approval for one commercial project with an estimated investment of ₹420.50 crore. The project will comprise 855 commercial units.

In Agra, two residential projects with a total investment of ₹246.94 crore were approved. These projects will have 797 units. Lucknow also received approvals for two residential projects involving an investment of ₹216.14 crore and 364 units.

Other approvals include a commercial project in Mathura worth ₹10.28 crore with 81 units, a residential project in Varanasi worth ₹41.12 crore with 131 units, a residential project in Prayagraj worth ₹102.69 crore with 241 units and a residential project in Barabanki worth ₹78.34 crore with 104 units.

The authority said the approved projects are expected to support construction activity and allied sectors such as building materials, transport, engineering, architecture and financial services.

Separately, UP-RERA has asked homebuyers, allottees, promoters and other stakeholders to use its online portal to track complaint status and recovery certificate proceedings. The authority said many complainants are still unaware that the status of complaints and recovery proceedings can be checked online without visiting RERA offices.

Under Section 31 of the Real Estate (Regulation and Development) Act, 2016, aggrieved homebuyers, promoters and associations of allottees can file complaints before the regulatory authority or adjudicating officer for violations of the Act or related rules.

UP-RERA said complaints can be filed online by selecting the relevant category, uploading supporting documents such as builder-buyer agreement, allotment letter, payment receipts and other records, and paying the prescribed fee of ₹1,000. After submission, a complaint acknowledgment or reference number is generated for future tracking.

Complainants can also check the status of recovery certificates issued in cases involving refund claims, delayed possession, registry-related matters and payment of interest due to delay by promoters. Recovery certificates are issued against defaulting promoters for recovery of payable amounts through the district administration.

The authority has also issued an advisory asking homebuyers to verify project details on its official portal before booking or purchasing property.

Buyers have been advised to check land title and ownership details, sanctioned maps and layout plans, inventory details, project-specific collection account information, quarterly progress reports and the number and nature of complaints filed against the promoter.

UP-RERA said homebuyers should not rely only on promotional material or verbal assurances by developers and agents, and should use the portal as the primary source of verified project information.

Sanjay Bhoosreddy, chairman, UP-RERA said promoters will be expected to adhere to project timelines and regulatory obligations, while buyers should use the authority’s digital facilities to make informed decisions and track proceedings.
