HYDERABAD: The Telangana Real Estate Regulatory Authority (TG RERA) has imposed a penalty of Rs 25.8 lakh on Sunrise Infra Properties for advertising and selling plots in its Siri Vanam project without the mandatory approvals.
Acting on a third-party complaint, TG RERA found that the company was marketing agricultural land as farm plots, subdividing them into layouts, and offering them for sale without layout approval, land conversion, or project registration under the Real Estate (Regulation and Development) Act. Supporting documents, including registered sale deeds, marketing brochures, and encumbrance certificates, confirmed the violations.
A show cause notice was issued in April 2025. In its reply, Sunrise Infra denied the charges, claiming the land remained agricultural and that no marketing was undertaken. It also challenged the admissibility of the complainant’s electronic evidence. However, TG RERA rejected these arguments.
The authority ordered the company to pay the penalty within 30 days to the TG RERA fund and restrained it from advertising, booking, or selling plots until necessary approvals are secured. It also directed the promoter to register the project once permissions are obtained. A public notice will be issued cautioning buyers against transactions in Siri Vanam.
