MUMBAI: Maharashtra’s real estate regulator on Friday extended the completion dates for registered projects for four months on account of force majeure because of West Asia conflict, a decision that would provide relief to developers across the state.
On July 31, the Union Housing and Urban Affairs Ministry issued an advisory asking all state Real Estate Regulatory Authorities (RERAs) to grant a four-month extension in the registration and completion timelines of eligible real estate projects affected by disruptions arising from the ongoing conflict in West Asia.
Complying with the advisory, Maharashtra Real Estate Regulatory Authority (MahaRERA) issued an order, which has come into force with immediate effect.
“The registered projects whose completion dates, revised completion dates, or extended completion dates fall on or after February 28, 2026, shall stand extended by four months,” the order said.
However, projects registered on or after August 1, 2026, would be excluded from this extension.
MahaRERA said the extension would be granted automatically, without requiring submission of any separate application by the promoter.
The Registration and IT cell, MahaRERA, would make necessary changes in the records and on the MahaRERA web portal to give effect to this order.
In its advisory, the ministry had said the prevailing situation in West Asia has adversely affected global supply chains, resulting in a shortage of construction materials, thereby impacting the timely construction of the real estate projects.
Commenting on the order, Kamlesh Thakur, President of NAREDCO Maharashtra, said “this is a balanced and industry-sensitive step that acknowledges the genuine disruptions caused by the prevailing geopolitical situation and its cascading impact on global supply chains, construction material availability, logistics and project execution”.
Kaushal Agarwal, Chairman, The Guardians Real Estate Advisory, said this is a pragmatic and timely measure.
“From a homebuyer’s perspective, the order brings greater clarity and consistency by applying a uniform extension across all eligible projects instead of requiring individual applications. This reduces uncertainty around revised completion timelines and reinforces transparency in the regulatory process,” he added.
