NEW DELHI: The Uttar Pradesh Real Estate Regulatory Authority (UP-RERA) registered 143 new real estate projects during the first half of 2026, proposing a total of 46,049 housing units with an estimated capital investment of ₹31,952 crore.
The number of new project registrations rose from 134 in the corresponding period of 2025, while the number of proposed units witnessed a jump from 35,082 units.
While Lucknow saw the highest volume of new project registrations at 37, Gautam Buddh Nagar (Noida and Greater Noida) dominated in terms of capital inflow. Despite having fewer projects (27), Gautam Buddh Nagar attracted ₹15,678 crore for 13,160 units.
Lucknow recorded an investment of ₹3,834 crore for 9,872 units, while Ghaziabad saw ₹3,989 crore proposed across 19 projects comprising 9,500 units. A strong trend of diversification away from traditional hubs was also observed, with cities like Agra (10), Mathura (10), Varanasi (7), Jhansi (3), Barabanki (3), Bareilly (3), and Prayagraj (3) attracting new project registrations.
Capital investments in the state’s real estate sector over the past three years grew from ₹28,411 crore in 2023 to ₹68,328 crore in 2025. Annual project registrations also grew steadily, from 197 in 2023 to 308 in 2025. Housing supply rose from 55,297 units in 2023 to 84,976 units in 2025, a 22.5 per cent increase over 2024.
On the grievance redressal front, UP-RERA provided major relief to homebuyers whose investments were stuck in delayed or stalled projects. The authority facilitated the recovery of ₹2,173.78 crore across 8,212 cases. This includes ₹1,623.28 crore transferred directly to allottees’ bank accounts and ₹550.50 crore passed on through settlements against recovery certificates.
Additionally, the authority’s multiple dispute resolution platforms resolved property disputes worth ₹6,032.42 crore across 11,558 cases, including ₹1,958 crore in 3,237 cases before UP RERA benches, ₹657 crore in 1,648 cases through the conciliation forum, and ₹3,417.42 crore involving 6,673 allottees through mutual settlements on the UP RERA portal.
“The consistent increase in project registrations, supply of housing units, and capital investments is a result of the development-oriented policies of the state government and commitment of UP-RERA to ensuring transparency, accountability, and timely delivery in the sector,” said Sanjay Bhoosreddy, chairman of the authority.
